Will your home pass the test? Can you sell your home for top dollar right now, or do you need to do a few things to makesure you get top dollar? When you walk up to your home, does it have curbappeal? Fresh landscaping, maybe a bit of black bark, some flowers, plants, or trees, new trim and door paint, or possiblyeven just a whole new paint job? You need to hire someone who cares about getting you top dollar than possibly hurtingyour feelings. Have you done the three Ds: decluttered? depersonalized and deep cleaned. And I do mean real deepcleaning.
Baseboards, scuff marks, did you clean up the changed out the old light bulbs and more? Is your lawn lavish and green, ora little yellow? And yes, these things matter. Are the walls painted a neutral color? Have you patched the holes, paintedthe front door, the trim? Do you have neutral carpets that are clean? Or are they 10 years old that have been cleaned adozen times? And as soon as it rains or people walk through them a few times, the truth comes out. This isn’t going to cutit to get top dollar. Do you have updated flooring and countertops? Are your cabinets still the same? They were 15 yearsago, or have you updated them? Does your lot compare to the one half acre that’s down the street?
You see, all of this matters. This is the biggest one: the smell test. Oh my goodness! I’m not sure if you realize this, buteveryone’s house has a smell. I know that sounds gross, but it’s true. Most of us have pets; I know I sure do. But if I wereto list my home, I’d have to do all of these things too. What about cooking? Do you cook with spices that you’re used to?If someone else came by, would they think it smelled like a fish fry? Again, it’s a no go. Have you truly compared yourhome to the competition? I mean, everyone, including me, thinks. that I have the best home on the block. But is itmeasuring up to your competition?
Is your home partially staged or fully staged with modern furniture to ensure it shows the best of its ability? Or is yourfurniture outdated and probably looks better in grandma’s house? Hey, don’t shoot the messenger. I’m just trying to Whenyou look out, are you looking at a neighbor showering? Or is there pasture, hills, or waterfronts? Yes, believe it or not,looking at your neighbor’s butt crack or hearing them yell over who gets to watch what TV show isn’t quite as desirable ashaving an open view. So I challenge you: take the a scale from one to 10 on if you’re ready to put your house on themarket and sell for top dollar, or if you need to make a few changes. By the way, most of us have to make changes. If Iwere to sell my house, my honeydew list would go on for days.
